PRECAUTIONS/NORMS TO BE FOLLOWED WHILE CARRYING OUT REPAIRS IN MEMEBERS’ FLATS/SHOPS

Sir/Madam,
Reference: Your application dated ________________regarding repair/modifications    
                   to be carried out in your premises.
Subject    : To the norms/ conditions below you are permitted to carry out necessary
                  repairs/ modifications/ furniture work inside your premises.

1.  All dues of the society must be fully paid before carrying out any repairs/ modification / rectification work.
      
2.    As per Rule 46 (A) of the Model Bye-Laws adopted by the Society; you are not permitted to do any additional construction or carry out any change to the plan approved by Thane Municipal Corporation.

3.    As per Rule 48 (A) of the Model Bye-Laws adopted by the Society; you are not permitted to carry out any work which would be inconvenient, troublesome or cause disturbance to other members of the Society.

4.    Precautions/ norms to be followed while carrying out repairs in the premises:

a)    Owners / their responsible representative should be present in the premises when the repair/ modification/ furniture work is in progress.

b)    Any type of work which causes noise like hammering, high revving or high noise machines, talking/ laughing loudly is prohibited between 14:00hrs. to 16:00hrs. All repair / modification / furniture work must stop by 19:00hrs.

c)    Dust, debris, chips, wood shavings, packing materials or any type of waste generated during work which has spread in the passage/ staircase, premises of the society should be cleared everyday to keep the society premises clean and tidy.
d)    Strong / obnoxious smelling chemicals are not permitted to be used.

e)    Dust generating work like wood/tile/marble/granite cutting, scraping of walls etc. should be carried out with doors/ windows closed so that this dust does not spread in the air causing nuisance.

f)     Heavy material like sand, cement, bricks, tiles, marble, granite, wood/plywood for furniture, debris, heavy machine like tile polishing machine etc. are not permitted to be carried in the lift. Lift is strictly for the use of persons only.

g)    While ferrying material/ machines as mentioned in sub para 3 (f) above; due care must be taken to ensure that there is no damage to the Society building or other member’s premises. In case of any such damage; the member carrying out repairs has to do the necessary repairs at his cost to the entire satisfaction of the affected member/ managing committee of the Society.

h)   Window grills should not be protruding out of the facia of the Society building. Brackets etc. should not be fitted on the external wall of the Society building. Any type of opening in the external wall of the Society building to fit AC or to bring in cable/ pipes etc. should not be made. In case of damage to the plaster/ paint of the building; concerned member will have to carry out necessary repairs to make it as it was at his expense.

i)     Any repair/ modification should not mar the beauty/ aesthetic appearance of the Society building.
Electrical connection for machines etc. should be taken from the concerned member’s electrical meter and should not be taken from the common meter of the Society.

j)      Left over material, old furniture/ any other unwanted material, debris etc. should be removed from the society premises immediately after the work is over. In case if it such material is left for more than 15 days; society will get it removed and the expenditure incurred will have to be paid by the concerned member.

k)   Approximate time required for carrying out repairs and the likely date of completion of work should be intimated to the Society in writing before the commencement of work. Anticipated delay due to any reason and the new likely date of completion of work should also be intimated to the Society in writing.
     Provisional permission granted to you is subject to adherence to the conditions/                    norms mentioned above. In case of failure to abide by any of the above                                  conditions; this permission stands revoked and the managing committee is                             authorised to stop the work immediately.
